Nationwide's BPO service, we believe it is necessary to review a few things with you, the
client, as each client approaches the valuation process from a different perspective or
has different requirements. We understand that there are often time constraints in
obtaining information and we will do our best to help you meet your deadlines. REO Nationwide is here to serve you to the best of our ability. REO
Nationwide will meet your specific requirements, when possible. However, in order to meet
your needs, you will need to let us know exactly what you expect with regard to timing and
report structure.
As with any relationship, there is often a period when the
two parties get to know each other and learn to work together. REO Nationwide believes you
will find our service and staff is very capable of meeting your needs once we get used to
working together.
From time to time during our relationship, we may experience some
delays in returning a BPO to you in a timely manner. We attempt to use only tried and true
agents with whom we have established relationships during our 13 years of business
but even then, problems can arise and we will deal with them to the best of our ability,
Occasionally, a request comes in for a BPO on a property which is
difficult to obtain either because of a remote location or because of some other
peculiarities. These instances may require a little more time to find an agent who is willing to meet our standards and your requirements or to find comparables. When these
situations arise, we will try to inform you of the possible delay with that particular
property.
Also, please understand that it is easy to look at property
transactions in terms of the state of which we are most familiar. Each state must be
looked at individually when dealing with properties across the nation. Each state has its
own operating rules concerning real estate. Some states do not allow brokers to give
opinions of value, others allow limited review and in some states there is confusion and
brokers are not sure if they are allowed to give valuation opinions.
Some of you will request pictures of the property with your
order. Many brokers across the country are reluctant to take pictures, or simply refuse to
because of the cost involved to take a couple of pictures and develop a roll of film. This
is particularly the case in remote areas where there is not a lot of business and film
processing may not be as quick as we are used to in the metropolitan areas. We will
attempt to obtain pictures, if necessary, in as expeditious manner as is possible through
the broker or alternative methods.
A suggestion which we feel is useful in helping to meet deadlines
is for you, the client, to attempt to spread your BPO requests over the full month if
possible rather than ordering all of them at once. This makes tracking easier for us and
review by you easier as well.
